And remember, the rendered images shown are just one possible look. Any of our designs can be finished in the materials you prefer—brick, stone, render, cladding—it’s entirely up to you.

When you purchase one of our house plans, we’ll send you a simple step-by-step guide explaining how to submit a pre-application to your local planning authority. We’ll also include helpful web links so you can find your council's specific requirements and online submission portal.

With our guidance, you’ll know exactly what to do and where to submit—making the process quick, clear, and stress-free.

 

What Is a Location Plan—and Do I Need One?

Yes, a location plan is usually required as part of a pre-application submission.

A location plan is a scaled map (typically at 1:1250 or 1:2500) that shows the proposed site in relation to the surrounding area. It helps your local planning authority understand where your site is and how it fits into the wider context.

What it should include:

  • The property boundary (outlined in red)

  • Any other land you own nearby (outlined in blue)

  • Nearby roads, buildings, and landmarks

  • A north arrow and scale

We can point you to trusted suppliers of planning maps (such as Planning Portal, BuyAPlan, or OS Maps), or include one in your pre-app pack for an extra fee if you'd prefer a complete bundle.

 

Do I Need a Design and Access Statement?

Not always—but sometimes, yes.

For a pre-application, a Design and Access Statement (DAS) is usually not required unless your local authority specifically asks for one. However, for a full planning application, you may need one depending on the type and scale of your project.

 

You’ll need a Design and Access Statement if:

  • The project is in a conservation area

  • The building is listed

  • It’s a major development (e.g. 10+ dwellings)

  • Your local council requests one for clarity

 

What is it?

A Design and Access Statement is a short written document that explains:

  • The design principles behind the project (layout, appearance, scale)

  • How the proposal fits into its surroundings

  • Access arrangements (for vehicles, pedestrians, disabled users)

 

Giving the planning department as much information as possible helps give them an overall picture of the proposed build giving as much detail as possible will help support the application.
